From One Property to Seven: How Stayhaven Built a Long-Term Partnership with a Leith Property Owner

The Challenge


In 2019, the owner of a one-bedroom apartment in Leith was looking for something many landlords value highly: a reliable tenant and predictable income without the hassle of managing the property themselves.


At the time, the property was being rented for £750 per month.

Rather than simply offering another tenant arrangement, Stayhaven offered the owner a different approach — guaranteed monthly rent, no gaps in payment, and a £60 monthly repair allowance.

This gave the owner certainty over their income while removing much of the day-to-day responsibility associated with being a landlord.


The Stayhaven Solution

We agreed a long-term arrangement with the owner, taking responsibility for the property and ensuring that the agreed monthly rent was paid consistently.

As the relationship developed, the owner saw that the property was being properly looked after and that he could have confidence in us to manage it without having to become involved in the day-to-day running of the property.

That trust eventually led to something much bigger.


After seeing how we managed the first property, the owner entrusted Stayhaven with six more apartments, bringing the total to seven properties across Edinburgh city centre under our management.



More Than Just Guaranteed Income

For the owner, the biggest benefit wasn't simply receiving his rent every month.

It was knowing that his properties were being actively looked after.

The apartments are professionally cleaned every 2–3 days, allowing us to identify maintenance issues quickly rather than allowing small problems to become expensive ones.

Regular maintenance and careful management also help protect the condition of the properties over time.

Unlike properties that experience heavy, unmanaged usage, the apartments are regularly cleaned, inspected and maintained.



Protecting the Long-Term Value of the Properties

Another important consideration for the owner was the condition of the properties if he eventually decided to sell.

Because the apartments are continuously maintained and cared for, there is less likelihood of them reaching the point where they require significant repainting, refurbishment or remedial work simply because they have been poorly maintained.

This means the owner can continue generating income while also keeping the properties in a condition that makes sense for their long-term investment strategy.

What started with one one-bedroom apartment in Leith developed into a long-term relationship covering seven apartments across Edinburgh city centre.
